UV radiation at altitude is 25–50% more intense than at sea level. Standard exterior paints fade and chalk within 4–5 years. We use 100% acrylic formulas with built-in UV inhibitors rated for high-altitude exposure — typically lasting 10–12 years in Colorado conditions.

Exterior paint must be applied when temperatures are above 50°F and below 95°F, with the surface holding that temperature for 4+ hours after application. Denver's short shoulder seasons mean scheduling matters. We monitor daily forecasts and schedule exterior work during the optimal windows — never rushing into marginal conditions.

Every exterior starts with a thorough pressure wash to remove dirt, mildew, chalking, and loose paint. We let the surface dry completely (typically 48+ hours) before any paint application.
All peeling, cracking, and bubbling paint is manually scraped and the edges feathered smooth. Bare wood is sealed with a penetrating wood conditioner to prevent future moisture absorption.
All gaps around windows, doors, trim, corner boards, and penetrations are re-caulked with 50-year paintable elastomeric caulk. This step alone prevents most paint failures.
Bare wood, stained areas, and high-porosity surfaces receive a coat of high-adhesion exterior primer. This creates the foundation for the finish coat to bond properly and last its full rated life.
Ryan walks the entire exterior with you, measures all paintable surfaces, inspects for wood rot, caulking failures, and existing paint condition. You receive a written estimate within 24 hours covering materials, labor, and timeline.
We pressure wash the entire exterior to 2,500–3,000 PSI to remove dirt, mildew, chalk, and all loose paint. Vegetation and landscaping around the home is protected with plastic sheeting during washing and painting.
All failing paint is scraped back to a firm edge, sanded smooth, and feathered to prevent a visible line under the new paint. Every gap and joint is re-caulked with elastomeric caulk — this is the step that defines paint longevity.
Any bare wood, repaired sections, or stained areas receive a coat of high-build exterior primer. Windows, doors, and fixtures are masked before any paint is applied.
We apply two full coats of premium 100% acrylic exterior paint. The body of the house, trim, doors, and accent areas are painted with products and sheens appropriate to each surface. We never apply the second coat until the first has dried per manufacturer specifications.
