Residential Wiring
Portland, OR

New construction wiring, room additions, and full rewires of knob-and-tube or aluminum wiring. Derek Yuen has 8 years of experience with Portland's Craftsman bungalows and pre-war housing stock โ€” the toughest rewire jobs in the city.

Residential Wiring Services

๐Ÿ

Knob-and-Tube Rewiring

Portland's older Craftsman homes and pre-1940s bungalows often have knob-and-tube (K&T) wiring. We fully rewire homes with K&T โ€” safely, efficiently, and with minimal wall damage using fishing techniques.

โšก

Aluminum Wiring Remediation

Homes built 1965โ€“1973 often have aluminum branch circuit wiring that poses a fire risk at connections. We install CO/ALR devices or full copper pigtail splices to bring your wiring to safe, code-compliant standards.

๐Ÿ—๏ธ

New Construction Wiring

Full electrical rough-in and trim-out for new construction projects. We work directly with your general contractor, coordinate inspections, and ensure your home passes every stage of electrical inspection.

๐Ÿ”จ

Room Additions & ADUs

Adding a bedroom, finishing a basement, or building an ADU? We handle the complete electrical scope โ€” from panel circuit additions to outlet placement, lighting, and inspection sign-off.

๐Ÿ”Œ

Circuit Additions

Adding a dedicated 20A circuit for a home office, a kitchen appliance circuit, a laundry circuit, or any other dedicated load. Quick, tidy, and properly labeled in your panel.

๐Ÿ›

Bathroom Electrical

GFCI outlet installation, exhaust fan wiring, vanity lighting, and heated floor circuits. All bathroom electrical work in Portland requires GFCI protection โ€” we install it right the first time.

Knob-and-Tube Wiring:
What Portland Homeowners Should Know

๐Ÿš๏ธ

What Is Knob-and-Tube?

Knob-and-tube (K&T) is an early electrical wiring method used from roughly 1880 to 1940. Wires run through ceramic knobs and tubes โ€” without a ground wire and with insulation that degrades over time. Most Portland Craftsman bungalows and pre-war homes still have some K&T remaining.

๐Ÿ”ฅ

Why It's a Problem

K&T wiring has no ground, can't support modern electrical loads, and becomes brittle with age. Insulation that touches K&T (insulation contractors sometimes pack it tightly) creates a fire risk. Many Oregon insurance companies now require K&T removal as a condition of coverage.

๐Ÿ’ธ

Rewiring Cost & Timeline

A full K&T rewire for a 1,200โ€“2,000 sq ft Portland bungalow typically runs $8,000โ€“$18,000 and takes 3โ€“5 days. We use wire-fishing techniques to minimize wall and ceiling damage โ€” most homeowners require very little drywall repair.

๐Ÿก

Partial vs Full Rewire

Not all K&T needs to be replaced immediately โ€” we help you prioritize. Kitchen and bathroom circuits are highest priority (moisture + load), followed by bedroom circuits. We'll give you an honest assessment of what needs to go now vs. what can wait.

How a Rewire Project Works

1

Electrical Assessment

Frank or Derek inspects your attic, basement, and accessible wiring to map what you have. We identify K&T, aluminum wiring, and any immediate safety hazards โ€” and provide a prioritized remediation plan with full pricing.

2

Permit Application

Rewiring projects require electrical permits in Portland. We handle the paperwork, submit drawings if required, and ensure the project scope is fully permitted before any work begins.

3

Rough-In Wiring

We run new circuits using modern Romex cable, fishing wires through walls where possible to minimize drywall cuts. Attic and basement access dramatically reduces the invasiveness of most rewire projects in Portland's older homes.

4

Inspection & Trim-Out

City inspector signs off on rough wiring. Then we install all outlets, switches, light fixtures, and panel connections. A final inspection confirms everything is complete and code-compliant.

Residential Wiring FAQ

If your home was built before 1940 in Portland, there's a good chance some K&T remains. Check your attic or basement โ€” K&T looks like individual bare copper wires running through small ceramic cylinders (knobs) and tubes. It won't have plastic insulation covering it โ€” the insulation is a cloth or rubber coating that often looks dark brown or black. When in doubt, we'll inspect it for free during any service visit.
Not without removing or encapsulating the K&T first โ€” Oregon code and the NEC prohibit blowing insulation over active K&T wiring because it causes overheating. This is a common issue for Portland homeowners pursuing energy efficiency upgrades. Insulation contractors should flag this, but they sometimes don't. If you're planning attic insulation, have us inspect and remove any active K&T in the attic first.
Aluminum branch circuit wiring was used in homes built 1965โ€“1973 as a cheaper alternative to copper. The problem is at connections โ€” aluminum expands and contracts more than copper with temperature changes, which loosens connections over time and creates resistance, arcing, and fire risk. It's most dangerous at outlets and switches. Our fix: install CO/ALR rated outlets and switches (which are designed for aluminum wiring), or do copper pigtail splices at each connection. Full replacement isn't always necessary.
Yes โ€” we're active on new construction and major remodel projects across Portland. We provide rough-in wiring schedules compatible with your GC's timeline, coordinate directly with the framing and insulation crews, and handle all electrical inspections. We have established relationships with several Portland GCs and are available for both bid and negotiated projects.
