Design & Material Selection

We help you choose between pressure-treated lumber, cedar, IPE hardwood, or composite decking (Trex, TimberTech). Each has different cost, maintenance, and longevity tradeoffs โ€” we explain them honestly.

Permit Submittal

All decks over 30 inches above grade require a permit in Orange, Seminole, and Osceola counties. We prepare and submit all documents and manage the inspection schedule.

Foundation & Framing

Proper footings are everything. We dig below frost line (not an issue in FL, but we dig to required depth for soil bearing), pour concrete piers, and frame to code. This is what separates decks that last from decks that wobble in 5 years.

Decking, Railings & Finish

Deck boards installed with correct spacing for drainage. Railings built to Florida code (required height, spindle spacing). Final inspection passed. Site cleaned completely.

Yes โ€” any deck over 30 inches above grade, or attached to a structure, requires a permit in Orange County and most surrounding municipalities. Decks under 200 square feet that are ground-level and detached may be exempt in some jurisdictions, but this depends on your specific city or HOA. We determine what's required as part of the estimate process and handle all permit applications. Building without a permit creates problems when you sell โ€” inspectors flag unpermitted additions during home sales.
Both work well in Florida when built correctly. Pressure-treated lumber costs 30โ€“40% less upfront but requires annual sealing and shows wear faster in Florida's UV. Quality composite (Trex, TimberTech) costs more upfront but requires almost no maintenance, resists fading and scratching, and typically comes with 25โ€“30 year warranties. For most Orlando homeowners planning to stay in their home long-term, composite typically costs less over a 15-year period when you factor in maintenance. We walk you through the real numbers on your estimate.
We assess: (1) structural integrity โ€” are the posts, beams, and joists solid? (2) extent of rot โ€” surface board rot is repairable; joist rot means the whole structure needs work; (3) cost comparison โ€” if repair cost exceeds 40โ€“50% of replacement, a full rebuild is usually smarter. We never recommend a rebuild just to sell you a larger project. We've told many homeowners their deck only needed a few board replacements and a coat of sealant.
